Bagmane Prime Office REIT made its stock market debut on Thursday, listing at Rs 103.50 per unit on the NSE, reflecting a 3.5% premium over its IPO price of Rs 100. This marks the culmination of one of the most anticipated real estate offerings of the year, with the issue having raised a substantial Rs 3,405 crore. Notably, this IPO attracted the largest investor participation ever recorded for a REIT in India, underscoring keen interest among market participants. Sponsored by the Bagmane Group and supported by Blackstone, the trust becomes the sixth listed REIT in India.
The IPO was exceptionally well-received, achieving a remarkable overall subscription of 24.96 times. The Qualified Institutional Buyers (QIB) category saw a staggering 26.58 times subscription, while the non-institutional investor segment reached 22.82 times. A key highlight was the record-breaking application count, with 201,146 applicants, surpassing all previous REIT offerings in India. Prior to its public release, the trust raised Rs 1,150 crore from anchors, including notable players such as SBI Life, UTI Mutual Fund, and Kotak Mutual Fund, further signifying robust institutional backing.
