India’s real estate sector is poised to maintain resilience amid the geopolitical uncertainties linked to the West Asia crisis, buoyed by healthy demand and robust developer financials. The anticipated growth trajectory is expected to be bolstered by a strong office leasing market and a wide adoption of Global Capability Centres (GCCs). However, CareEdge Ratings has signaled that persistent high crude oil prices could lead to a 2-3% increase in construction costs, impacting affordable housing and developers with greater debt burdens.
The report highlights a dichotomy within the sector, with affordable housing and project execution grappling with cost pressures, contrasting with the stable demand for premium and luxury housing segments. Residential unit sales in India’s top six cities are projected to hover around 3.55 lakh units by calendar year 2026, indicating a steady but modest market. Notably, the premium segment has witnessed an uptick, with homes priced above Rs 1.5 crore comprising 53% of new launches in Q1 2026, compared to 43% the previous year, illustrating a critical shift towards premiumisation in consumer preferences.
Developers are entering this challenging landscape with improved financial health; the debt-to-collections ratio for the leading residential developers has markedly decreased from 1.80 times in FY20 to 0.68 times in FY26. With cumulative bookings surpassing ₹1.5 lakh crore and collections exceeding ₹90,000 crore in FY26, the sector’s financial foundations appear robust. The office segment remains an essential growth driver, evidencing an impressive grade A office space absorption of over 90 million square feet in the top six cities, complemented by high occupancy rates of approximately 92% in listed office Real Estate Investment Trusts (REITs).
Institutional investment in real estate has also shown resilience, with inflows ranging from $3.5 billion to $4 billion in H1 2026, marking the highest first-half activity since the onset of the pandemic. Looking ahead, CareEdge anticipates continual support for the sector from structural growth drivers including urbanization, infrastructure development, and increased manufacturing investments, ensuring that the long-term outlook remains positive despite short-term headwinds.
