India’s Six Listed REITs Distribute ₹3,136 Crore in Q1 FY27.

In the first quarter of the financial year 2026-27, India’s six listed real estate investment trusts (REITs) have demonstrated robust financial performance by distributing a substantial Rs 3,136 crore to over 4.85 lakh unitholders. This distribution underscores the growing importance of REITs as a viable asset class for investors seeking regular cash flows, especially amid ongoing global uncertainties. The listed REITs—Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust, and Bagmane Prime Office REIT—collectively manage gross assets exceeding Rs 3.17 lakh crore and possess a market capitalization of over Rs 2.17 lakh crore as of early August 2026, marking a noteworthy milestone in the sector’s evolution.

Collectively managing more than 214 million square feet of Grade A office and retail assets across India, these REITs have successfully returned over Rs 34,800 crore to unitholders since their inception, demonstrating a commendable track record in delivering consistent returns. Shirish Godbole, CEO of Knowledge Realty Trust, attributed the strong distribution figures to healthy rental collections, improving occupancy rates, the quality of the underlying assets, and disciplined capital management approaches employed by REIT managers. This performance is indicative of the sector’s resilience and its ability to navigate economic challenges while maintaining attractive returns for investors.

As the Indian REIT market continues to develop, it is bolstered by increased investor participation and supportive policy reforms. Godbole emphasized that as the market matures, REITs are poised to assume a more significant role in India’s capital markets. The industry has gained considerable traction since the inception of the first REIT in 2019, thus providing investors with greater access to income-generating commercial real estate via a regulated structure. The formation of the Indian REITs Association further signifies the sector’s commitment to fostering awareness and growth in the REIT space, enhancing the investment landscape in India.
