Record Mumbai Luxury Home Sales Reach Rs 18,512 Crore in H1, But Growth Expected to Slow, According to Report.
Mumbai’s luxury housing market has achieved an unprecedented half-yearly sales total of Rs 18,512 crore during the first half of 2026, reflecting a robust investor sentiment and strong demand among high-net-worth individuals. This performance, captured in a report by India Sotheby’s International Realty and CRE Matrix, saw a surge in the sales volume with 957 luxury homes transacting, marking a 26 percent increase from the same period last year and a staggering 71 percent rise compared to 2023. These figures underscore not only the resilience of the luxury segment but also indicate the rising purchasing power in an economically optimistic environment.
However, the report cautions that the pace of growth may moderate in the upcoming quarters due to an exceptionally high base effect and a more cautious economic outlook. The dynamics of the luxury market are shifting, as evidenced by the doubling of sales in the Rs 20-40 crore segment—from 66 units in H1 2023 to 156 units in H1 2026. This shift towards higher price ranges suggests that while the market is bullish, it may face headwinds in sustaining the current momentum. The ultra-luxury segment, defined as properties priced above Rs 40 crore, has also seen sustained activity with 41 transactions recorded during the same period.
Among the micro-markets, Worli has emerged as a standout performer with transaction values soaring 79 percent year-on-year to Rs 4,493 crore and unit sales increasing nearly 4.5 times, driven by the introduction of new luxury developments. Lower Parel is another area of interest, witnessing similar growth trends in transaction value. The size preference for luxury homes has remained consistent, with the 2,000-4,000 sq ft category comprising 58 percent of primary market sales, indicating a strong preference among buyers. Additionally, the top 10 luxury localities have collectively contributed 80 percent of Mumbai’s primary luxury housing sales value, showcasing their dominance in the market.
